When is the best time to list a home?

According to a Zillow analysis, spring is the optimum time for listing a home; early May in 17 of the 35 largest metro areas in the U.S. to be exact. Listing during the peak time can bring a premium of $2,100 in a typical home and as much as $24,400 in more expensive markets such as San Jose.

If you’re looking for a quick sale then late April is the best bet as early-bird buyers try to beat the crowds and homes can sell up to seven days faster.

And Saturday is traditionally the best say to list a home for sale while Tuesday is considered the worst.

Additional tips before you sell

You’ve heard all the standard advice about preparing to sell your home: improve the curb appeal, repair, de-clutter, deep clean, remove personal items, etc. The following steps are a bit more subtle and may not bring you any extra money but they just might make the entire process slightly more manageable.

  • Get an understanding of how attached you are to the home you are about to sell. No matter how long you’ve lived in your home, it’s very possible you are more attached to it than you realize. This may cause you to overvalue its actual worth or even turn down a strong offer because you’re psychologically not ready to sell. Just noticing this reaction is often enough to move you past it and step into the future.
  • Pretend you’re the buyer. Role-playing as someone stepping into the house for the first time can provide you with a more dispassionate outlook to the selling process. Step through each room as a potential buyer; you may some shortcomings that you’ve long overlooked.
