As we ease into summer, certain markets can be labeled “buyers-markets” based on supply, price changes, time on market etc. Note: if you’re looking to purchase in the Midwest or Northeast, you’re currently out of luck but the South awaits.
The signs for a buyers market are modest but encouraging. While mortgage rates remain high (6.30%), they have fallen for three consecutive weeks, which is always a good sign. Housing inventory increased 4.6% year-over-year while list prices fell for the sixth straight month compared to 2025.
April saw fewer price cuts, which indicates that sellers are getting more realistic in their initial pricing strategy.
The Northeast and Midwest, where inventory has been the tightest, saw the strongest April new listings since 2022.
Based on the benchmark of a six-month supply of housing inventory – the theory being, the more houses to choose from, the better it is for buyers – here are the top ten metro areas that might be called “a buyer’s market.“
With median list prices around $430,000 nationally and mortgage rates still near 7%, it’s tough define any area as a “buyer’s market.” But there are markets where homes are selling for the lowest price in relation to their initial asking price.
