Once again, housing markets analysts have crunched the numbers and zeroed in on the optimum time to sell your home – and this year it’s April 12-18.

Since spring is a prime selling season, it is expected that listing prices will be 1.3% higher than the average week throughout the year. Moreover, this time of year tends to bring out average-average buyer demand, which, of course is a boon for sellers.

Finally, with these two conditions in place, homes tend to move more quickly during this time of year. For example, in 2025 homes were on the market for 17% less time or roughly 10 fewer days.

According to realtor.com, while spring is generally considered the prime time to sell a home, the third week in April seems to be especially auspicious.

Home prices can be $8,400 higher than other weeks and $48,000 above prices in early 2023. Moreover, listings receive 16.4 percent more views than other weeks.

Finally, listings canbe expected to move 18 percent faster than an average week.
