Looking ahead to 2026, analysts believe that eight of Florida’s largest metros will see a 1.9% decrease in prices in 2026 with only Miami showing a projected price growth of 1.1%. Even this is well below the expected national increase in home prices of 2.2%.

Real estate experts explain the situation as a combination of a growing inventory of homes for sale with weakening demand. A strong factor in the weakening demand are the costs associated with home ownership, primarily home insurance and homeowners association fees, both of which continue to increase dramatically.

Finally, median listing prices for condos were down an amazing 10.8% in October from the same month in 2023.
